Bison Run

Bison Run is a brand new neighborhood just announced yesterday to be built by Qualico between Waverley and Kenaston. This area (which has been known as “Phase 4” until now) has been hotly anticipated, and its great to see the preliminary details being released!

While there is no info yet on how many lots will come up, just looking at the site plan you can see that this area isn’t very big and there won’t be many lots.

Located in one of the most desirable areas of the city for new construction, the lots should sell very quickly once they are released. This is only the first phase, however, and they are expecting it to take 20+ to completion.

The design for this neighborhood should be similar to Qualico's other hot spot, Sage Creek.

Judging by the plan, there will be a small amount of commercial development running along Lee, and one lake situated on the east side of the development. The lake will be surrounded by buildable lots, with 75% attributed to single family homes, and 25% to multi-family — townhomes, condominiums and apartments.

The single family houses are mostly on the eastern side (Waverley) and the bulk of the multi family housing is planned for the west side (Kenaston). A pedestrian plaza will ultimately also be included although no details yet.

Bison Run will also enable access to the site of the schools, recreation campus and firehall that are to be built.

So far, the builders that will be building in Bison Run are: Artista Homes (a true custom builder of high-end architectural homes with an outstanding reputation), Qualico brands Broadview, Kensington, Sterling Homes and their high-end line Foxridge, Hearth Homes (known for really classy, warm, design) Irwin Homes (a very well-respected custom builder), Randall Homes and Avanti Homes (both builders with great reputations).

There is no date yet for lot release, it looks like they are grading and servicing the land now which will take a while. Rest assured, we are all over this as we have loads of clients that have been waiting for this info.
