Prepping Your Home for Sale - Home Staging Mistakes to Avoid

By Realtor Stephanie Baron

It is time to get your house up on the market.  You have been working tirelessly getting your home ready - painting, small improvements, decluttering, landscaping, etc. Final step is staging or styling your home for photos and showings.

Here are some top mistakes to avoid when staging your home:

  1. Neglecting simple home improvements: This can be as simple as painting, updating hardware or plumbing fixtures, and landscaping the exterior. If your budget allows, look into updated flooring or countertops.

  2. Overcrowding the space: Keep it simple, sometimes less is more. Declutter and store away bulky furniture and put random knick knacks away. Rent storage bins or use your garage or basement to store away anything you don't want to use for each space.

  3. Lack of lighting in each room: Open up those blinds and let as much natural light in as you can. Fix burnt out pot lights and light fixtures and add floor lamps and table lamps in darker areas.

  4. Lack of style: Lets face it, not everyone has an eye for design. Consider hiring an expert's opinion or bring in some new pieces to modernize your space. Neutral colours with a subtle pop of colour is the way to go! Fresh coat of paint will take any space to the next level - avoid dark colours and keep it bright and neutral.

  5. Neglecting exterior areas:  Have you heard of curb appeal? The exterior of the home is the first impression, so put some effort into landscaping. Add some flowers, touch up exterior paint, mow the lawn. It will go a long way!
