Living Life in ISLAND LAKES
Island Lakes is a very family-friendly neighbourhood with a vast network of lakes, paths, and parks. Island Lakes is known for its quiet streets, with a cul-de-sac-centred layout adding to the safety and serenity of the area. Most of the construction in the area was in the late 1980s, so homes are modern. The area predominantly consists of single-family homes, with a few options for condominiums and rentals.
The Commute
One of the best features of this area is the location in a private family-focused neighbourhood that is still centrally located and only a short 20 minute drive to Downtown, 15 minutes to University of Manitoba, and surrounded by loads of shopping and dining options.
Demographic
The area is home to approximately 5200 people living in 1700 homes, approximately 88% of which are owned by the occupants. The average household income is nearly $150k, the average household consists of 2.9 people, and 73% of residents speak English only. Other common languages include French, Punjabi, Chinese, Tagalog and more.
Shopping & Dining
Island Lakes offers a nice amount of amenities within the area. The Island Lakes Food Store is centrally located and perfect for any last-minute essentials. Also located within the neighbourhood are other amenities like Island Lakes Dental Centre, Island Lakes Pharmacy, Home Run Sports and Fit Body Boot Camp.
Some fantastic dining options offered within the area include Eva’s Gelato, Chicken Chef and MS Curry. Jenna Rae Cakes is a fantastic new option in the area.
There are loads of shopping and dining options available in neighbouring areas— Sage Creek, Southdale, and St Vital are all nearby with pretty much limitless shopping and dining choices.
Schools
Island Lakes is located in the Louis Riel School Division district. Island Lakes Community School is a K-8 school located within the neighbourhood, and it offers an expansive field with a playground, splash pad and scenic walking trails.
There is also a couple of daycare options available in Island Lakes, so no matter the age of your children there is a place for them!
Community Life
Island Lakes has great options for any and all activities. From excellent parks, playgrounds and walking trails — it’ll be a breeze keeping your family active all year round!
Island Lakes is centred around a huge lake, with integrated walking paths, bridges, and four large parks (including a baseball diamond and splash pad).
Island Lakes Real Estate
Generally, you can purchase a small home without a garage in the $400 range, a medium-sized home with an attached garage in the $500k range. If you’re looking for lakefront property, you can find them in this neighbourhood for right around the $700k mark.
With the majority of the homes in the area built between 1985 and 1990, the housing in Island Lakes is generally due for some updating either cosmetically or mechanically. The pricing of homes varies depending on whether updates have been done yet, or not.
