We have deep roots in Linden Woods! Scott’s visits at his mother-in-law‘s home in Linden Woods were a huge part of what attracted him to life in Winnipeg and many friends and family of The Moore Group team have settled in Linden Woods and couldn’t be happier.

Living Life in Linden Woods
Linden Woods is a very desirable family-oriented neighbourhood located in the South West of Winnipeg built around a huge network of lakes, paths, and parks. Linden Woods is popular for its family-friendly feel, active living walking paths, large lots, spacious homes, and modern construction with most homes built in the 1980 and 1990s.
The area predominantly consists of single family homes, but there are also a number of lovely condominium & retirement home options popular with empty-nesters that want to stay in the area. Linden Woods is known for its meandering, curvilinear streets, which calms traffic and sets up a relaxed, familiar experience for residents in the area.
The Commute
One of the really appealing things about Linden Woods is that it is located relatively close to downtown with an easy 15-20 minute commute to downtown. A feature of this commute used to be the risk of getting de-railed by running into a train, however the Waverley underpass was completed in August 2018, which has eliminated this issue entirely!
Demographics
The area is home to approximately 10,000 people living in 3150 homes, approximately 91% of which are owned by the occupants [wiki}. The average household income is nearly $150k, the average household consists of 2.9 people, and 88% of residents speak English only, 10% speak English & French, and the remaining 1% speak neither language [census].
Shopping & Dining
Linden Woods is located right in the middle of what is probably Winnipeg’s most rapidly-developing shopping hub and options are pretty much endless.
With multiple grocery stores in the immediate area, including Sobeys, Costco, and Safeway, you can pick your favourite, but beware of local specialty grocery La Grotta as once you start shopping there, you will never stop!
Canadian Tire and Sportchek have you covered for sports equipment, Lowe’s, Home Depot and Rona are all in the immediate area, and homewares are also completely covered by Homesense & IKEA.
The Outlet Mall opened it’s doors in 2017 and also offers plenty of new shopping and dining options.
As for dining, there are loads of great options. Scott and his family can regularly be found enjoying dinner at favourite neighbourhood spots like The Keg, Bellissimo, Asoyama Sushi.
The Pancake House is a great spot for breakfast, and there are lots of quick lunch options like Freshii, Umi Sushi, and Nuburger.
Ready for a drink? You’re covered for that with options like JOEY, Moxie’s, or The Great Canadian Brew House.
Depending on where you’re located in the area, most of these spots would be walking distance — making for the perfect summer date night!
Schools
With fully 66.6% of households in Linden Woods having kids living at home, chances are your kids will have similar-aged kids on your street. Within the neighbourhood, they can enjoy multiple parks & play structures, bike paths, and an excellent community centre with loads of options for them. There are also lots of nearby kid-oriented options for recreation, entertainment and learning.
Linden Woods is located within the Pembina Trails school division. There are two schools located right within the neighbourhood — Linden Meadows offers K-8 in English, and Ecole Van Walleghem School offers K-8 in both English and French Immersion. For high school, English students go to Shaftesbury and French immersion students go to Oak Park.
Linden Christian School is a private K-12 school in the neighbourhood.
For pre-school to Kindergarten, Winnipeg Montessori School is located close-by on Willson Place, and there are lots of other in-home and centralized day care options available.
Community Life
Linden Woods has a very active community centre that offers a beautiful splash pad, play structure, soccer fields, basketball courts, outdoor hockey and skating rinks, and indoor gym, plus offers loads of great programming for all ages throughout the year. [X]
Options for exercise are plentiful! If you don’t want to hit the trails for a walk, run or bike, Modo Yoga, Good Life, and the Reh-Fit Centre are all popular local options. Altea Active and Orange Theory are brand-new fitness options located just up the road in Bridgwater that many residents of Linden Woods utilize regularly.
Linden Woods Real Estate
