Assiniboine Park

Welcome to one of the most exclusive neighbourhoods in Winnipeg, home to some of Winnipeg’s most luxurious homes. Tuxedo stretches from the Assiniboine River to Wilkes Ave, bordered by Assiniboine Park and Assiniboine Forest to the west and Kenaston Blvd to the east. Tuxedo is made up of three distinct areas, each with their own unique architecture: Old Tuxedo (north of Corydon Ave), Mid-Tuxedo (between Roblin Blvd and Grant Ave), and South Tuxedo (south of Grant Ave).

The history of Tuxedo is unique. In the early 1900s Tuxedo was conceived as “Tuxedo Park,” an “exclusive residential-only suburban enclave.” Retail locations were prohibited until the 1960s when rules were eased to allow a small shopping mall and apartment complex, with liquor sales not following in the area until 1969.

Cruising the streets of Tuxedo, you’ll immediately notice the expansive lots, lush greenery and large homes found in this upscale neighbourhood. The relaxed quiet atmosphere is due to the low traffic volume. It’s also a very walkable area, and home to a wide range of mature landscaping.

Greenspaces and parks are plentiful throughout the neighbourhood. Assiniboine Park is hub of year-round activity. Together with Assiniboine Forest, they offer over 1,100 acres of diverse outdoor spaces to connect with nature, friends and family.

Assiniboine Park is a manicured natural oasis with extravagant gardens, kilometers of paved trails, sports fields, plus the zoo, multiple restaurants, ponds, playgrounds, fire pits, an outdoor theatre, and numerous other attractions. Assiniboine Forest is adjacent to the park, and is a true wilderness forest, with ponds, walking trails, and plenty of wildlife including a herd of deer.

Commuters enjoy an easy drive to work and can get downtown quickly. Public transit is available, though stops are infrequent.

 
Shopping & Dining

There are a few shopping and dining destinations within the community, mostly along Corydon, where you’ll find the Tuxedo Park Shopping center, which offers Starbucks, Shoppers Drug Mart, Safeway, a Liquor Mart, Vita Health and more. A neighbourhood staple is the Tuxedo Village Restaurant just across the street, which offers traditional Greek cuisine. Frankie’s Italian is a local restaurant that offer true Italian comfort food.
Dine amongst the gardens at Gather Craft Kitchen & Bar located inside The Leaf at Assiniboine Park. The Leaf explores food from across cultures, keeping true to the roots of the Leaf’s purpose of diversity.

Green Carrot Juice Co offers local, sustainable, and organic fresh pressed juices and foods. They have multiple locations but you’ll love the convenient location of one in this area.

Academy Road, Corydon Ave, Grant Ave and Taylor Ave all offer lots of shopping and dining just on the other side of Kenaston, which could easily be walking distance from a home in Tuxedo, depending on your location, or certainly a short bike or drive. Stella’s Café at Grant & Kenaston is a local favourite, focusing its menu around fresh breads, soups, jams and sandwiches—all made in-house. Meyer’s Delicatessen and Mona Lisa Ristorante are two other favourites on Corydon east of Kenaston in the neighbourhood of River Heights but there are plenty of choices.

You’ll find Winnipeg’s newest mall – Outlet Collection Winnipeg just south of the area plus loads of big box stores further south along Kenaston (IKEA, Home Depot, Canadian Tire, etc). Heading north along Kenaston, you’ll find the Polo Park area, which is the largest shopping hub in Winnipeg, consisting of a large shopping mall surrounded by hundreds of other stores.

 
Schools

Tuxedo is within the Pembina Trails School Division offering K-12 education in both English and French Immersion. There are many public schools available in the area; you can use the School Locator tool to find out which schools serve your address. 

There are many private schools located within the neighbourhood such as the Gray Academy of Jewish Education  which is a K-12 private school located right in Old Tuxedo. St. Paul's High School is located on Grant Ave and offers Catholic education for boys in grades 9-12. St John’s Ravenscourt is another option for private K-12 education. It is located in Fort Garry, but has bus pick-ups throughout the neighbourhood.

The Canadian Mennonite University is a post-secondary school located just across the street from St Paul’s.

 
Sports & recreation

There are quite a few choices for entertainment within the area.  Rumor’s Comedy Club on Corydon is the place to go for a night of stand-up comedy. Theatre lovers will be delighted by performances at the Winnipeg Jewish Theatre on Doncaster St and the Lyric Theatre is an open-air theatre at Assiniboine Park that hosts a wide range of seasonal performances and live music.

Assiniboine Park is jam-packed with attractions like Art in the Park, Assiniboine Park Zoo, beautiful gardens, a network of scenic trails and multi-use pathways and even a steam train! The zoo doubles as a nature conservancy and research centre which partners with international organizations to preserve wild animal species, their habitats and resources. The park is open year-round, so you’ll never run out of things to see and do there. You can even book The Pavilion or Park Café for your dream wedding or milestone celebration!

The newest attraction inside Assiniboine Park is The Leaf. The leaf is both an indoor and outdoor diversity garden. You can explore through multiple biomes including a butterfly garden!

Across the street from the Outlet Collection, you can find The Rec Room, an eats and entertainment hot spot. This go-to social playground that offers virtual reality, bowling, arcade games, live entertainment, and more!

If you’re a golfer, then you’ll be thrilled to know that the Tuxedo Golf Course is an 18 hole course located within the neighbourhood -- and also offers mini golf and a range.

The Rady Jewish Community Centre features 54,000 square feet for you to get your sweat on. Dive into the pool, sign up for fitness classes or personal training, or just drop in for Pilates.

Other popular park areas are Tuxedo Park which offers tennis courts and a skating rink, while Heubach Park has memorials to the town’s early mayors.

 
Tuxedo Real Estate 

There are approximately 2800 dwellings in Tuxedo, 61% of which have household incomes of more than $100,000. As a family area, most homes are large single-family homes with three or more bedrooms.

The majority of the homes in Old Tuxedo, which is closest to the river and to downtown and was the first section to be developed, were built in the 1920s, 30s and 40s. Most are stately large homes (think: the Home Alone house). Turnover is happening, with older homes being torn down and replaced with high-end new homes, which are consistently the homes selling for the highest prices.

Old Tuxedo is a very small pocket and produced only 43 real estate sales between 2019-2022, ranging in price from $3,750,000 for a 4500 sqft two storey built in 2020 to $265,000 for a 965 sqft bungalow built in 1928. Fourteen of these 43 sales were over one million dollars and five of them sold for two million dollars or more.

In Mid-Tuxedo, most of the construction was in the 1960s and 1970s, so these homes are quite a bit newer and many have super desirable mid-century architectural style. Most are large single family detached homes. Mid-Tuxedo is larger than Old Tuxedo; in the same three year time frame (2019-22), we saw 70 sales in Mid-Tuxedo. Sale prices ranged from $2,040,790 for a 2500 sqft bungalow built in 2021 to $450,000 for a 1300 sqft bungalow built in 1975.

Construction in South Tuxedo started in the late 1970s, with the majority in the 1980s and 1990s. South Tuxedo is larger still, with 98 sales between 2019 and 2022. The highest sale price was a 3250 sqft two storey built in 2021 for $2,300,000 and lowest price was $500,000 for an 1800 sqft two storey built in 1976. Of note, 32 of the 98 sales sold for over one million dollars.

There are lots of great options for condominiums in Tuxedo as well—ranging from a great starter for a young professional in the sub 200k range, luxurious options in the 1M+ range, and pretty much every price point in between.
