Welcome to the walkable, character-rich and lively areas of Crescentwood and Osborne Village! Located across the Assiniboine River just south of downtown Winnipeg, and built around central streets offering amazing local shops, pubs, and dining options, these are no doubt some of Winnipeg’s most fun neighbourhoods.

 
Urban Life

Crescentwood and Osborne Village are vibrant urban areas located along Corydon Ave running East-West and Osborne St. and to a smaller degree, Lilac St. and Stafford St. all running North-South. These streets are home to more local shops, pubs, top restaurants, gelato shops, live music venues, and coffee houses than we can possibly name! Hands down, this is the most walkable urban neighbourhood in Winnipeg, brought to life by the culture and community.

The closer you live to these central streets, the closer you’ll live to the action, so homes and apartments in the immediate areas are hot commodities. Generally, we see mostly apartments and condominiums in the immediate vicinity of these key streets.

Once you get beyond the condos and apartments, you’ll find yourself in the surrounding micro-neighbourhoods like Rockwood, Earl Grey, McMillian, and Roslyn. These are also super popular as they offer options for single-family homes or townhouses/duplexes, and these streets are quiet residential streets, but still literally steps from a gelato, coffee or beer on the patio. Perfect for a summer night’s stroll.

There are a lot of great options for grocery stores throughout the neighbourhood. Safeway at River & Osborne is famous for sparking many Winnipeg romances along its aisles, and over in Crescentwood, the family-owned Food Fare on Lilac is without a doubt, one of Winnipeg’s most loved grocery stores.

The walkability of Crescentwood and Osborne Village is easily one of the most attractive features attributed to this area. With some of the best shopping, dining and entertainment right at your fingertips, you’ll rarely need to go very far.

You can walk, bike or skate along the river trail to downtown, the University of Winnipeg, or the Forks. The newly developed Rapid Transit line now makes it an easy ride up Pembina Highway to the University of Manitoba. But really, being centrally located and just south of Downtown, this is a great spot to live in to ensure quick access to all corners of the city.

 
Demographic

The area is home to approximately 17,000 people living in 2000 homes, approximately 80% of which in Crescentwood are owned by the occupants, and 35% in Osborne Village. The average household income is nearly $75k, the average household consists of 2 people, and around 80% of residents speak English only. Other common languages in the area include French, Hindi, Mandarin, Spanish, German and more.

Easily the best feature of this neighbourhood is the incredible nightlife and dining options - made up of mostly locally owned businesses, all of these places really make up a friendly and inviting community that will welcome you to become a part of! Some of the options include Leopold’s Tavern at the old Papa George’s at River & Osborne, Confusion Corner Drinks & Food, Sous Sol, NuBurger, The Toad in the Hole Pub — plus a quick commute to downtown with even more amazing choices!

 
Crescentwood At Night

Corydon Avenue, Winnipeg’s own “Little Italy,” offers loads of fantastic spots to dine and shop, with some of the city’s most legendary Italian food (Colosseo is a favourite) plus some of the best Greek food (Nikos & Kristina’s have both been there for decades— for good reason).

Also boasting other amazing restaurants including (but certainly not limited to) Cafe Carlo, Maque, Close Company, Cafe 22, Saffrons and even the most amazing spot for dessert at the Lilac Bakery!

Corydon is also known as a night-time hot spot, offering a couple of small pubs and live music venues, plenty of patios including Bar Italia and The Grove Pub and Restaurant and The Roost, and the famous Nucci’s Gelati — you have to look pretty hard to find a Winnipegger that hasn’t grabbed a scoop of gelati from Nucci’s and wandered up and down Corydon on a summer’s evening.

For some great shopping, look no further - all the amazing little boutiques, plus just south of the area you’ll find Grant Park Shopping Centre.

 
Schools

There are several options for all levels of schooling in this vibrant area! Crescentwood and Osborne Village is located in the Winnipeg School Division district. There are several schools located right within the neighbourhood — for K-8 options there is Earl Grey School, Rockwood School, Harrow School, Grosvenor School, Gladstone School, and Ecole Laverendrye for French Immersion. For high school, you can enrol your kids at Grant Park High School or Kelvin High School.

Also offered in this area is St. Ignatius School (K-8) and St. Mary’s Academy Girl’s Catholic School (7-12) — these are both a part of the Manitoba Federation of Independent Schools.

Community Life

Shopping & dining along Academy Road.

Crescentwood and Osborne Village have great options for any and all activities. From excellent parks, playgrounds and scenic walks along the Assiniboine River. Also offered are multiple Community Centres including River Osborne Community Club, Earl Grey Community Centre and Crescentwood Community Centre.

 
Crescentwood & Osborne Village Real Estate 

The real estate stock in the area is just as diverse as the area itself! In 2021, 191 homes and 252 condos were sold in Osborne Village and Crescentwood.

The lowest-priced home sale in 2021 was a 576 sqft home on Lorette Ave that sold for $201,250, and the most expensive was a 3500 sqft home on Yale Ave that sold for $1,635,000.

The range for condos sold in 2021 was from $74,900 to $1,144,000. There were only twenty sales over $400k and the remaining 232 sales were all below $400k. One third of the condos sold in 2021 sold for between $200 & 300k— meaning that most condos in this area are really affordable! Condo fees for $200,000 condos will usually run in the range of $350-$750 per month, depending on what’s included — which ranges from management, snow removal, heat, hydro, cable TV, parking, or even a pool, gym or party room.

In the single-family home market, a large 3000 sqft character home that’s nicely updated and looks like it could be out of a magazine would cost about $600-700k. A new 1800 sqft infill home with a detached garage would run you around $700k. An older 2500 sqft home that needs a little TLC would be more in the range of $500k. And a smaller 1950s bungalow needing some updates would be in the $350k range.
