Fort Garry

Welcome to the charming & serene neighbourhood of Fort Garry! Made up of two halves—East Fort Garry and West Fort Garry—that straddle Pembina Highway, which offers loads of shopping, dining and quick access to the rest of city!

East Fort Garry is a private enclave nestled into the curve of the Red River offering a tight-knit and friendly community with two very active community centres, and an active-living and family-oriented character with multiple schools, multiple golf courses, and plenty of mature parks.

West Fort Garry offers many of the same fantastic features and has its own schools, community centre, and a super cool section called “The Planets” which are bays named for Mars, Venus and Saturn and home to really neat 1970s style bungalows.

 
Living Life in FORT GARRY

Fort Garry is a centrally located neighbourhood, with all amenities close by. A major highlight is the proximity to the University of Manitoba, making this area ideal for students and families. There are plenty of parks, lots of green space, and plenty of mature trees. The neighbourhood is teeming with character!

 
The Commute

Pembina Highway is the main road running through the area, and it runs all the way from downtown to the south perimeter of the city, allowing for easy access to all points of the city. Downtown is a short 11 minute drive from Fort Garry, meaning that although Fort Garry is out of the hustle and bustle, its still quite a centrally located area.

 
Demographic

The area is home to approximately 5500 people living in 5700 homes, approximately 81% of which are owned by the occupants. The average household income is nearly $103k, the average household consists of 2.5 people, and 83.2% of residents speak English, with other common languages in the area consisting of German, Italian, French, Tagalog, Bengali and more. {realtor.ca}

 
Shopping & Dining

Fort Garry offers dozens of options for all your shopping needs— too many to mention. There are lots of options for groceries (Freshco, Superstore, Save on Foods) and fantastic local spot Vic’s Market that’s been in Fort Garry for over 50 years! Likewise, lots of options for liquor, with a MLCC liquor store and three drive through beer vendors in the immediate area!

As for dining, Fort Garry features plenty of fantastic options including Stella’s, Cho Ici Ramen and a long-time favourite of ours, T.H. Dang’s Pho Restaurant, plus the restaurant inside of Thermea offers some of the nicest meals in the city.

Just outside of the immediate area are a few of our favourite spots that are so good we can’t miss mentioning them— Brazen Hall is a great date night spot, located up Pembina Highway to the north of the Jubilee underpass. Further up Pembina to the south, Nicolino’s is awesome and has a bumping patio in the summer, and a bit further south from there, Shwarma Khan is one of our faves for a quick lunch.

Pembina Highway is also home to plenty of local amenities including salons, gas stations, veterinary offices, dental and medical, Long & McQuade music store, Shapes Fitness and so much more!

 
Schools
 

Fort Garry is located in the Pembina Trails School Division. There are plenty of schools located within the neighbourhood.

Within the neighbourhood, there is Oakenwald School (English, grades K-6), Ecole Crane School (French Immersion K-4), Ecole Viscount Alexander (French Immersion grade 5-8), Ralph Maybank School (English, grades K-6) and Vincent Massey Collegiate (English and French, 9-12).

Another option in the area is St. John’s-Ravenscourt School, which is a private university-preparatory day and boarding school for Kindergarten to grade 12.

Fort Garry is also located approximately 5 minutes north of the University of Manitoba, which is the destination for the Rapid Transit Line. Also found on the University grounds is Investor’s Group Stadium - home of the Winnipeg Blue Bombers and plenty of amazing concerts!

 
Community Life

Fort Garry is known for being a tight-knit and community-oriented neighbourhood. A lot of people move to Fort Garry but very few people move out!

Wildwood Park is a unique development within East Fort Garry that was developed in the late 1940s. These homes are all built around a huge mature central park containing walking paths and three distinct parks.

The Wildwood Park Community Centre offers three outdoor skating rinks, a toboggan slide, soccer and baseball, and a community space for classes, meetings, and parties. Likewise, the Fort Garry Community Centre is a great place to get the whole family involved in some fun recreation, with outdoor rinks, a skatepark, gym, soccer, baseball and lots more.

There are also two scenic 9-hole golf courses within the area— Crescent Drive Golf Course and Wildewood Park Golf Course are fantastic spots.

 
Fort Garry Real Estate

Real estate in Fort Garry is pretty diverse. South Drive surrounds the perimeter of the area— this is one of the most desirable streets in Winnipeg and it’s not unusual to see homes hitting the 2M mark on this street— with lots easily selling for $750k+ and some of the city’s most high end new construction.

However, most of Fort Garry’s real estate is much more modest. The area’s largest period of development was during the 1950s— so there are lots of examples of the classic 1200 sqft bungalow to be found. Generally one of these bungalows would cost in the $300-$500 range, depending on the lot, location, updates, whether the basement was finished, and whether there is a garage.

Owing to the era most of these homes were built, most two-storey homes are generally under 2000 sqft. You’d likely be looking somewhere in the low $400s to high $500s for a typical Fort Garry two-storey, depending again on details like level of updating, lot, location, basement or garage. There are more and more examples of newer and bigger homes being built in the area. Likely you would be looking closer to the $700k mark for a newer 2500 sqft home.

There are also a couple of options for condominiums in the area— these are really popular with down-sizers looking to stay in the area but drop some of the responsibilities of home maintenance.
