River Springs Grove
Welcome to the brand-new community of River Springs Grove, an exciting addition to the West St. Paul Community.
River Springs Grove is going to be a spacious, nature-oriented executive community just outside the perimeter. Only a handful of premium builders are included in the project, including Discovery Homes Ltd.
There are a variety of lots available with different features and price points, but they are all a minimum of 60 feet wide, some as wide as 80 feet, with the depth running between 130-150 feet. These are big, spacious lots, which give you lots of space from your neighbours, but also allow for design choices that won’t work on smaller lots, like triple garages and rancher-style bungalows.

River Springs Grove is located just 5 minutes North of the Perimeter Highway in the community of West St. Paul.
Bordered by the Red River, the area offers trails and paths to walk and bike along as well as many other recreational activities! River Springs Grove is designed to be a walkable community to connect you and your family with parks, neighbours and the scenic Red River.
West St. Paul has been an established community since 1915 and offers country living (including 30% less municipal tax) but still in close proximity to the city with all its conveniences.
The Commute
River Springs Grove is just 20 minutes to downtown or you can easily hop onto the Perimeter Highway to conveniently access other areas of Winnipeg.
If you continue North along Highway 9, you’ll find a few very popular local spots such as Skinners Restaurant and the beautiful beaches of the Interlake Region.

Standard lots are approximately $195,500 + GST and Park Plus lots range from $205,000 – $225,000 + GST depending on the size and location.
The construction cost to build a home depends on the size of the home, the builder you use, and any additional upgrades and finishes you choose.
Generally the cost to build a 2000 sqft home on a standard lot in River Springs Grove will be in the range of $700,000.
How long does it take to build a home in River Springs Grove?
Construction timelines vary by builder, and depend on the size of the home and the features and finishing work that you select. Discovery Homes is currently completing homes in 10-12 months from the time permits are filed.
The first homes to be built in the area should be completed in Winter 2023/24, meaning that landscaping will being in spring 2024. It will look and feel like a mature neighbourhood quickly after that.

River Springs Grove is so close to the city that you have endless options for dining and shopping!
If local spots are your thing, there is the Rivercrest Inn which is home to The Thirsty Lion Tavern – serving up traditional pub food and your favorite cocktails and Ales. Parry’s at Larters Golf Course is a great place to have a meal and enjoy the greens of the golf course and sight-lines of the Red River and they have a huge patio – we do love our patios here in Manitoba!
Enjoy your meal dockside at well… The Dockside Restaurant and Bar. Located at the Royal Manitoba Yacht Club and open seasonally during the summer months. The Dockside offers breakfast (on the weekends) and has popular dishes for lunch and dinner. You can also find a brand-new Dairy Queen Location between Highway 8 & 9 for when you’re in the mood for a Blizzard treat.
Frigs Natural Meats & More is a local business that provides meat that have been naturally raised in Manitoba! Think smokies, kubasa, sausages and local goods galore!
As you head down Main Street there is tons of shopping available for you. The closest shopping mall is Garden City – offering over 70 shops and services such as Canadian Tire, Warehouse One, Winners, Goodlife Fitness and the ever-popular Seafood City Supermarket! Kildonan Village Shopping Center has many day to day amenities such as fast-food restaurants, Shoppers Drug Mart, and Ultracuts and Save On Foods.
There is also a major big box full service retail complex coming soon just 5 minutes south.
Schools
River Spring Grove is located within Seven Oaks School Division. You’ll find both French & English Schools for all ages.
West. St. Paul School is a K – 8 school that offers Music, Choir and Band and also has an after-school program with the YMCA.
Riverbend Community School is offered at the K – 5 levels and is English and Ojibwe Bilingual.
For middle years, Edmond Partridge Community schools offers grade 6 – 8 and for high school, West Kildonan Collegiate offers a Cooperative Vocational Education for automotive, aviation, culinary arts and other industries. Garden City Collegiate is another option for High School years offering French Immersion and English Programs.
Dasmesh School is a private K – 10 school whose focus is on higher education and culture. They offer English, French and Punjabi Language.
Calvin Christian School offers Christian Education for students from K – 12.

things to do
West St Paul is home to the Access Centre, a massive facility with a gym, commercial kitchen, and outdoor viewing area. They also have an outdoor rink, baseball diamonds, soccer pitches, and host various recreational sports teams. You can also rent out the facility for events such as socials or birthday parties.

Many trails spread wide into the surrounding areas (middlchurch, lister rapids, River’s Springs, Rivercrest and more!) Bunn’s Creek Trail and McBeth Park Trail are popular out and back trails great for hiking, running and biking and are great year-round! You can find many more trails using the AllTrails app or by visiting the Winnipeg Trails Association website.
If you head a little more south down Main Street you’ll find yourself at Kildonan Park it’s a pretty cool place to hang out for the day. You can explore Hansel & Gretel’s “Witch Hut” or catch a show at Rainbow Stage – an outdoor theatre. There are tons of picnic tables, walking paths and even an Olympic size swimming pool. When you get hungry, you can head to Prairie’s Edge Restaurant serving up a Canadian inspired Menu offering expansive views of the park and duck pond.
